The proposed structure <br />(drawn to scale on Exhibit E) will meet all setback requirements of the <br />zoning district. Planning Commission requested the applicant work <br />out a site plan with staff including all future proposed hardcover in <br />order to approve it all at once. Planning Commission recommended <br />approval of lot area and lot width variances as stated, with a maximum <br />hardcover of 30 percent in the 75-250' setback area. Applicant has <br />submitted what appears to be a rea 1 i st i c and well though -out proposal <br />at 30 per,7ent hardcover. <br />
