TO: Planning Commission Members
FROM: Michael Gaffron, Assistant Zoning Administrator
DATE: July 11, 1984
SUBJECT: #843 - Jeffrey Ulku - 1416 Baldur Park Road
Application - Lot area and lot width variance to construct a new home
on a substandard lot
Zoning District - LR-lC - one-half acre single family residential
List of Exhibits
Exhibit A - Application
Exhibit B - Property Owner's List
Exhibit C - Plat Map
Exhibit D - Survey
Exhibit E - Staff sketch with hardcover calculations
The applicant wishes to remove the existing 20' X 28' summer cabin and
replace it with a 26' X 40' year-round home. The proposed structure
(not drawn to scale on ,1()ur survey) will meet all setback requirements
of the zoning district. City sewer is available. The old cabin is
connected to it.
Required Proposed Variance
Lot Area 21,780 sq. ft. 10,100 sq. ft. 54%
Lot Width 100, 50, 50%
Hardcover - Max. 1,588 sq. ft. (25%) 1,348 3q.ft. (21A) --
Applicant would be allowed 1,58b sq. ft. hardcover in the 75-250' zone.
He is proposinq 1,348 sq. ft. so no hardcover variance is necessary.
However, a future garage, as found on most of the other Baldur Park
properties near the road, would require a future variance. Does applicant
wish to include a detached garage in his proposal. now?
Based on the facts presented, noting that this request is typical of
others we have allowed on Baldur Park Road, i would recommend approval
of the lot area and lot width variance, subject to the following conditionsai
11 No other variances appro%ed - construction must meet all other
performance standards of the zoning district
2) No hardcover variance required now, but applicant ;.a placed on totice
that construction of a detached garage will likely not be appraved
without a hardcover variance.
