The proposed structure <br />(not drawn to scale on ,1()ur survey) will meet all setback requirements <br />of the zoning district. City sewer is available. The old cabin is <br />connected to it. <br />Required Proposed Variance <br />Lot Area 21,780 sq. ft. 10,100 sq. ft. 54% <br />Lot Width 100, 50, 50% <br />Hardcover - Max. 1,588 sq. ft. (25%) 1,348 3q.ft. (21A) -- <br />Applicant would be allowed 1,58b sq. ft. hardcover in the 75-250' zone. <br />He is proposinq 1,348 sq. ft. so no hardcover variance is necessary. <br />However, a future garage, as found on most of the other Baldur Park <br />properties near the road, would require a future variance. Does applicant <br />wish to include a detached garage in his proposal. now? <br />Based on the facts presented, noting that this request is typical of <br />others we have allowed on Baldur Park Road, i would recommend approval <br />of the lot area and lot width variance, subject to the following conditionsai <br />11 No other variances appro%ed - construction must meet all other <br />performance standards of the zoning district <br />2) No hardcover variance required now, but applicant ;.a placed on totice <br />that construction of a detached garage will likely not be appraved <br />without a hardcover variance. <br />
