Zoning File #1665 <br />Page 3 <br />Additional Comments and Planning Commission Recommendation - <br />August 22, 1991 <br />As the intensification of structures on this severely <br />limited site became the major issue for the review, staff <br />prepared the fol lowing analysis of existing and proposed <br />structural improvements in relation to the lot coverage ordinance <br />as fol lows: <br />Section 10.03, Subdivision 14 C -Lot Coverage. <br />Total Area= 8894 s.f. <br />Allowed= 1334.1 s.f. or 15% <br />Existing= 1469.95* s.f. or 16.5% <br />Original Scheme A= 1807.95 s.f. or 20.3%, increase 3.8% <br />Current Scheme D = 1685.95 s.f. or 18.9%, increase 2.4% <br />* Principal structure= 971.95 s.f. <br />Gazebo= 154 s.f. <br />Garage Areas= 344 or 682 or 560 <br />Exception -Structural area allowed for prinicipal structure <br />and garage on any lot with less than 1.99 acres per Section <br />10.01, Subdivision 14 (C). <br />Allowed= 1500 s.f. <br />Existing= 971.95 s.f + 344 = 1315.95 s.f. <br />Original = 971.95 s.f. + 682 = 1653.95 s.f. = 153.95 s.f. or 1.7% <br />Current= 971.95 s.f. + 560 = 1531.95 s.f. = 31.95 s.f. or .36% <br />The applicant's consultant, Mr. Mularoni advised that it <br />would be no problem to meet the 1500 s.f. standard of the code <br />and would reduce the dimensions of the proposed garage by 1.4'. <br />The final garage would now be proposed at 24' x 22' with a total <br />area of 528 s.f. <br />Final structural hardcover for residence & garage is now: <br />Allowed= 1500 s.f. <br />Proposed= 971.95 s.f. + 528 s.f. = 1499.95 s.f. <br />Lot coverage variance is amended as follows: <br />Allowed= 1334.1 s.f. or 15% <br />Existing= 1469.95 s.f. or 16.5% <br />Proposed= 1653.95 s.f. or 18.5% <br />Increase of 2% of structure
