Lot Area: <br />Application Summary: The applicants are requesting hardcover and structural coverage <br />variances in order to construct a 168 s.f. covered porch entry in the place of an existing <br />76 s.f. deck. The application consists of: <br />1. A hardcover variance within the 75'-250' zone for 54.5%* hardcover where 54%* <br />currently exists. <br />2. A structural coverage variance to allow 1,885 s.f. of structure when 1,500 s.f. is <br />normally allowed and 1,717 s.f. currently exists. <br />*The nonconforming hardcover within the 0-75' zone has been included in this calculation. <br />Staff Recommendation: Planning Staff recommends approval of a hardcover and <br />structural coverage variance to construct a minimal covered entry no greater than 50 s.f.. <br />Additionally, Staff recommends removal of the rock fire ring within 75' of the lake, and <br />all fabric/plastic landscape liners. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-1288. Hard cover limitations. <br />(a) No hard cover or impervious surface shall be placed, located or <br />constructed within 75 feet of the ordinary high water level of any lake or tributary, except <br />for stairways, lifts, landings and lockboxes as regulated elsewhere in this Code. <br />(b) Between 75 feet and 250 feet of the OHWL, there shall be no greater than <br />25 percent hard cover. Between 250 feet and 500 feet of the OHWL there shall be no <br />greater than 30 percent hardcover. Between 500 feet and 1,000 feet of the OHWL there <br />shall be no greater than 35 percent hardcover. <br />1
