Draft PC Minutes <br />Application Summary: <br />The applicants have revised their request based on the Planning Commission recommendation and are <br />requesting hardcover and structural coverage variances in order to construct an 80 s.f. covered porch <br />entry in the place of an existing 76 s.f. deck. The application consists of: <br />1. A hardcover variance within the 75'-250' zone for 48.7%* hardcover where 53.8%* currently <br />exists. <br />2. A structural coverage variance to allow 1,797 s.f. of structure when 1,500 s.f. is normally allowed <br />and 1,717 s.f. currently exists. <br />*The nonconforming hardcover within the 0-75' zone has been included in this calculation. <br />Planning Commission Recommendation <br />On April 18, 2005, Planning Commission voted 4 -3 to recommend approval of the structural <br />coverage and hardcover variances for construction of an 80 s.f. covered porch entry stipulating <br />hardcover removals as follows: <br />• All plastic and fabric liners from landscape beds, and play areas (if applicable) and <br />• The "rock fire ring" as noted on the survey; and <br />• An additional 250 s.f. of driveway hardcover.
