Briefly, the <br />applicant tore off a 10'x26' deck for which a building permit was issued in <br />1985, and proposes to replace it with a three-season porch of the same <br />size. However, hardcover conditions have changed since that original deck <br />approval, and applicant seeks hardcover and side setback variances. <br />Existing and proposed hardcover is 39.6% in the 75-250' zone. There <br />is no hardcover in the 0-75' zone. <br />Planning Commission Recommendation <br />The Planning Commission on a vote of 5 to 1 recommended approval of <br />the request as presented. The Planning Commission did not require removal <br />of the approximately 3.3% rock and plastic landscape bed hardcover. The <br />Planning Commission indicated that the lot size and existing location and <br />construction of the house are a hardship, and felt that this is simply <br />replacement of structural hardcover for structural hardcover, and that the <br />0.1' setback variance would not affect the neighboring property. <br />Staff Recommendation <br />A resolution reflecting the Planning Commission recommendation is <br />attached for Council consideration. <br />ch p<tlt e 1°L> ~t~ ~VJ<L OP <br />s\O s 1/.
