In "R" Districts of Greater Than One Acre <br />and Served by Public Sanitary Sewer. A lct of record in any "R" <br />District in the City in excess of one acre, which does not meet the <br />requirements of this Zoning Chapter as to area or width only, may <br />be utiliz;U for single family detached dwelling purposes if the <br />Council i Is: (a) It is at least one acre in size, and the <br />average wiarh of the lot is d* least 100 feet; (b) It is served by <br />public sanitary sewer; (c) It 3therwise meets the requirements of <br />this Chapter or other applicable City Code provisions. <br />3. In "R" Districts Not Served by Public <br />Sanitary Sewer.---A-lot of record in any "R" District in the City <br />not served by public sanitary sewer must meet the area and width <br />requirements of the Zoning Chapter and shall. not be utilized for <br />single family detached dwelling purposes without Council approval. <br />Source: City Code <br />Effective Date: 4-1-84 <br />B. Combination of Separated Parcels Prohibited. No <br />lot or parcel of land which is divided by a public, private or <br />platted road or road easement, which results in any segment thereof <br />y. being less than the minimum acreage required fur that zoning dis <br />trict, shall be allowed to be combined with any separated parcel of <br />land across the r jad for purposes of qualifying under the minimum <br />acreage, open space, required yard, setback or sanitary or septic <br />system requirements, nor shall building or density credits be <br />credited or transferred between s-ich parcels under any provisions <br />of this Chapter.
