The <br />applicants wish to replace an existing second story deck and enclosed porch <br />with a deck and porch similar in size and location. There would be only <br />minor revisions to the shape of the deck and porch. Their proposal also <br />includes rebuilding the stairway along the east side of the house and <br />continuing the retaining wall at the southwest corner of the house. <br />Existing hardcover on the property is approximately 31.8% in the 75- <br />250' zone. The proposed construction will result in no increase in 75-250' <br />hardcover. (The architect will revise the plan as necessary to reduce the <br />staff calculated 16 s.f. increase noted in the August 12th memo.) <br />Technically, this application also requires an average lakeshore <br />setback variance. However, neither neighboring property will have any <br />actual views encroached by the proposed construction. <br />At their August 15th meeting, the Planning Commission voted 5-0 for <br />approval of the proposal as requested, subject to no increase in hardcover <br />above the existing 31.8%. One Planning Commissioner abstained due to a <br />professional relationship with the applicants' architect. <br />Staff Recos endation - <br />Staff would recommend approval per the Planning Commission <br />recommendation, per the attached proposed resolution. <br />
