From an aesthetic standpoint, the proposed screen porch, deck above <br />it, and grade -level platform deck in place of the existing second <br />story deck will likely appear less obtrusive in the landscape, and the <br />bulk of the house structure may appear more distant from the lake, <br />Din+^ussion <br />Given the conflict between the architect's sketch and the survey <br />regarding the configuration and square footage of the existing <br />concrete patio, and given that as of this writting staff has not <br />verified which configuration is correct, it would be appropriate as a <br />condition of any Planning Commission recommendation, that prior to any <br />Council action, the existing patio and deck area be verified. <br />The hardships for the proposed request would appear to be the fact <br />that the existing house is located only about 45' from the lagoon, and <br />the existing upper level deck only 27' from the lagoon. Virtually any <br />changes to the existing patio and deck area would require variances. <br />Staff Recos ndation - <br />Staff would recommend approval of the hardcover and structural setback <br />variances to allow the proposed additions and revisions of the existing <br />decks, subject to whatever reduction in the grade level platform deck size <br />and patio removal is required to result in no net increase in hardcover in <br />the 0-7 5' setback zone.
