The location of the sign will not. create a sighting problem for <br />any of the users of the intersection of County Road 19 and 15. <br />2. The location of the sign will not present a safety hazard to the <br />users of the publ.i^ roadways. <br />3. The parking area will in reality be separated by the county <br />roadways by approximately 1( feet. <br />4. The Co,irty will provide a one foot buffer so that cars will not <br />hang out over the wa 1 away adjacent. to the north and east lot lines of the <br />Super Valu racking lot. <br />5. The loss of some 8,127 sq. ft. of parking lot area has created a <br />major hardship for the applicant. The need for the setbacks has been <br />created not by a mure intense use of the property, but by an immediate need <br />to improve the intersections of 15 and 19 in Navarre. <br />6. Applicant's reque:,t for an 816' x 20' stall size may be premature <br />and until a formal request for an addition or expansion in the use of the <br />property is received, the City will postpone any acticn on this phase cf <br />the variance a�_,I ication. <br />ADDITIONAL CONKENTS - JULY 14, 1988 <br />Planning Cosnsission Recoststendation <br />The applicant was not present at the meeting, but the Planning <br />Commission continued with the formal review of the variance application. <br />Staff advised the Planning Commission that the applicant has already been <br />made aware that the City did not feel it necessary to discuss a variance <br />for a parkinq stall size since there was no parking stall variance required <br />as a result of the reduced parking area because of the County's upgradinq <br />of the intersection 15 and 19 at intersection in Navarre. The Planninq <br />commission adopted the staff recommendation and ir, addition based approval <br />on the condition that if the existing siqn is relocated or a new siqn is <br />installed within the substandard setback area, that the aptlican# must <br />apply for the City's altroval prior to that installation.
