That does not justify, however, granting a hardcover variance in the 75'- <br />250' setbackwhere a h:ouse and garage with driveway could be constructed with less than 3,797.5 •. <br />sq. ft. of hardcover: · · · · · <br />No hardship exists to grant variances for side yard setback, structural coverage or to reduce the 10' <br />required distance between the principal and accessory structure. Further, no hardship exists to locate <br />the porch ahead of the average takeshore setback. <br />Staff recommends that the applicant redesign to reduce variances.
