(0.29 acre) <br />Lot Width: North Shoreline 100' <br />North 75' Setback 56' <br />Application Summary: The applicant is requesting a 0-75' zone hardcover variance for <br />32.9% hardcover where 0% is normally allowed and 32.6% currently exists, and a 75'- <br />250' setback hardcover variance for 29.5% hardcover where 25% is normally allowed <br />and 31 .4% currently exists, a lake setback variance, and a structural coverage variance for <br />21 % structural coverage where 15% is allowed and 21.5% currently exists in order to <br />remove an existing detached garage and construct an attached garage to the existing <br />home. <br />Staff Recommendation: Planning Department Staff recommends approval of the lake <br />setback variance, and approval of some level of hardcover and structural coverage <br />variances as the Planning Commission deems appropriate. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-350. Area, height, lot width and yard requirements. <br />(a) Height. No structure or building in the LR-IC district shall exceed 2 1/2 stories <br />and shall not exceed 30 feet in height except as provided in section 78-1366. <br />(b) Lots. Hard cover limitations. <br />(a) No hard cover or impervious surface shall be placed, located or constructed <br />within 75 feet of the ordinary high water level of any lake or tributary, except for stairways, lifts, <br />landings and lockboxes as regulated elsewhere in this Code. <br />(b) Between 75 feet and 250 feet of the OHWL, there shall be no greater than 25 <br />1
