The applicant is proposing to construct additions to the <br />existing house, as follows: <br />a. Construct a second story over existing one story <br />room addition. <br />b. Construct an addition between the house and garage <br />which will include a 3-season porch, storage area, <br />master bedroom suite, and a turret -type deck area at a <br />third story level. <br />C. Remove the existing deck and construct a larger deck <br />extending westward from the new living room area <br />created in item (a) above. <br />2. The entire existing house is within the 0-75' lakeshore <br />setback zone. The house is currently 28' from the shoreline <br />of Lake Minnetonka. Virtually all of the proposed additions <br />will take place in the 0-75' lakeshore setback zone. <br />3. Staff has reviewed and slightly revised applicant's <br />hardcover calculations per Exhibits F attached and as <br />follows (note that 0-75' figures include both north and <br />south zones): <br />
