City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />A RESOLUTION GRANTING <br />A CONDITIONAL USE PERMIT <br />PER MUNICIPAL ZONING CODE <br />SECTION 10.24, SUBDIVISION 3 (A) <br />FILE #1299 <br />WHEREAS, Nancy Higgins (hereinafter "the applicant") is the owne. <br />of the property located at 3017 North Shore Drive within the City of Oron, <br />(hereinafter "City") and legally described as Lots 5, 6, 7, 8, 9 and 10, <br />vacated alley, all in CORONADO BEACH, according to the rPcor::ed plat <br />thereof, Hennepin County, Minnesota (hereinafter "property"); and <br />WHEREAS, the applicant has applied to tha City of Orono for a <br />Conditional Use Permit to formally recognize an existing caretaker unit and <br />summer guest cabin that serve as accessory uses to the existing principal <br />residence located on a single lot so that applicant may obtain a building <br />permit for the total replacement of the existing principal structure per <br />Municipal Zoning Code Section 10.24, Subdivision 2 (A). <br />Minnesota: <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br />FINDINGS <br />1. This application was reviewed as Zoning File 01299. <br />2. The property is located in the LR-lB Single Family Lakeshore <br />Residential Zoning District requiring a minimum of one acre per <br />residential unit. The property consists of 3.65 sores in area. <br />3. On June 20, 1988, the Orono Planning Commission reviewed the <br />apnlication as proposed and recommended approval based on the <br />following findings: <br />a) The caretaker unit has existed on the property since t mid <br />1930's and the quest cabin use since 1941 when the property was <br />acquired by applicant's parents. Both guest cabin and <br />caretaker's residence have served the existing residence since <br />that timF. <br />b) In 1976, the City issued separate sewer connection permits <br />and charged individual SAC fees for the three residential units. <br />c) Lot 5 with guest cabin was purchased by the previous owners <br />five years after the purchase of the principal residence and <br />caretaker lot in 1916. <br />Paqe 1 of 4 <br />
