The proposed improvements result in a 1.81 increase in hardcover <br />within the 75-250' setback area. Applicant notes that there is no <br />hardcover within the 0-75' setback area and that the house is located <br />approximately 175' from the lakeshore. The majority of the surface <br />drainage from the improvements on the site run over the expansive grassed <br />yard betore it reaches the lake. In addition, the applicant notes that <br />there is no excessive amounts of hardcover within the 250-500' setback <br />area. In Light of recent Planning Commis.ion and Council action, <br />applicants have been held to no increase in hardcover where excesses of <br />hardcover exist with proposed new imt rovements. In cases where a turn- <br />around is required so that a resident did not have to back out onto a <br />public roadway, Council has re-consider.vd the policy of maintaining hard- <br />cover at present levels. <br />
