He intends to construct a retirement home <br />on the property. His brother Richard owns the house on the point to the <br />east. The property is quite unique in that it also includes land north of <br />the lagoon, extending all the way to County Road 15. <br />Staff Reccr dation <br />Finding that the conditions on the property have not changed since the <br />original application, staff would recommend approval of the variance <br />renewal per the findings and conditions of Resolution #1838, as follows: <br />1. Approve 2,960 s.f. of hardcover (15.8%) in the 0-75' setback <br />zone. <br />2. Approve 3,380 s.f. of hardcover (30%) in the 75-250' lakeshore <br />setback zone. <br />3. Approve lakeshore setback of 50' to the main body of the lake. <br />4. Approve an average lakeshore setback encroachment on the lagoon <br />(north) side of the building site. <br />Conditions of Approval are as follows: <br />1. All drainage from the proposed house must be directed towards the <br />lagoon to gain the maximum Yosslble infiltration time and distance. <br />2. A site grading plan must be submitted for staff approval prior to <br />issuance of building permit. <br />3. Applicant is placed on notice that future additions of hardcover <br />at the building site will not automatically be approved rrd would <br />likely be subject to removal of equivalent amounts of existing <br />hardcover. <br />4. Lowest floor elevation must be 932.5' MSL or higher. <br />
