The variances approved in <br />1985 are as follows: <br />1. Lakeshore setback of 50' rather than the 75' setback normally <br />required. <br />2. Average lakeshore setback encroachment to lagoon. <br />3. Allowed 15.8% hardcover in the 0-75' zone. Allowed 30% hardcover <br />in the 75-250' lakeshore zone. <br />The lakeshore setback and average setback variance were granted based on a <br />proposed grading scheme that would direct all drainage to the north towards <br />the lagoon. The 50' lakeshore setback is consistent with the two <br />neighboring houses. The hardcover percentages were calculated based only <br />on the property portions located south of the lagoon. <br />Discussion <br />Please carefully review Resolution #1838 which describes the findings and <br />conditions under which the City Council approved this variance application <br />in 1985. Also included are staff memos and minutes of the various <br />meetings, which go into great detail regarding the issues which were <br />discussed. <br />
