The granting of the lot area and lot width variances will <br />ultimately lead to requests for variances to average lakeshore setback <br />and hardcover requirements. <br />3. Granting of the variances will ultimately have a negative impact <br />on the character of the neighborhood as well as have a negative impact <br />on the quality of water in Lake Minnetonka. <br />4. The applicant has a reasonable use of the property as a side yard <br />area which he has maintained as part of his principal residence for <br />more than 10 years, hence denial of the variances cannot be considered <br />as a taking. <br />Staff would request Council direction to bring back a resolution for <br />approval or denial to your next meeting. A conceptual denial resolution is <br />presented for Council to review and make any appropriate revisions if <br />Council determines that denial is in order. <br />
