He <br />would like to build a new house on Lhat lot. He is requesting the <br />following variances: <br />1. Lot area (1.0 acre zone). <br />2. Lot width (43.5' existing, 140' required). <br />3. Average lakeshor_e setback encroachment of 18'. <br />4. Hardcover in 75-2501: based on the 960 s.f. house proposed, <br />addition of driveway/garage/sidewalks will likely put hardcover over <br />the 1,134 s.f. limit. <br />In the staff memo of May 26, 1988, staff has outlined the applicants stated <br />reasons and hardships that he feels support his request. In that same <br />memo, staff provides a detailed analysis of why the variances are <br />recommended for denial. <br />I would ask that you carefully read the memo of. May 26, 1988, referring to <br />the exhibits provided by staff, the applicant, and the applicant's <br />attorney, in order to make a final judgment on this request. <br />The Planning Commission reviewed this application at their June 6, 1988 <br />meeting and voted 4 to 0 to deny the variances, based on the Findings and <br />reasons presented by staff in the memo of 5/26/88. <br />Staff Recommendation <br />Please refer to page 5 of the memo of 5/26/38 and review the hardship <br />requirements. Staff is recommending denial of the variances based on the <br />following justification: <br />1. Adding another douse to this densely developed neighborhood will <br />not be in keeping with the spirit and -ntent of the LR-1B zoning <br />district. <br />
