MINUTES OF A PLANNING COMMISSION MEETING HELD ON NOVEMBER 27, 1978 <br />Page 3 <br />Mr. Baxter was present. Applicant is requesting a <br />35' right yard setback and a 10' left side yard <br />setback as well as a lot area and width variance. <br />Discussion mostly concerned staff's request that <br />he reverse the side yard setbacks. Mr. Baxter <br />stated that although he would go along with the <br />request, the topography of the lot made if more <br />feasible to build the proposed house as his plans <br />indicated. Hannah moved to approve the variances, <br />as originally submitted, as the situation is improved <br />by the combining of four drastically substandard lots <br />into one building site due to the hardship of no other <br />land being available and the topography of the lot, <br />conditioned upon the combination of the lots. Motion <br />seconded by Hammerel. Vote: Ayes (6), Nays (0). <br />Motion passed unanimously. <br />Mr. Worre was present. Also present were his <br />neighbors to the south and across the street. <br />The request was for a 7' front yard setback and <br />a 10' side yard setback. Mr. Worre stated he <br />was now requesting a 10' front yard setback <br />instead of the 7' previously requested. Some <br />questions were regarding the height of the building. <br />numbers of rooms proposed and their proposed uses. <br />It was stated that the existing garage would be <br />kept. Neighbors noted that there was a 4' X 6' <br />shed also located on the property. The mair. concern <br />of the neighbors was that they did not want the <br />addition so close to the south lot line as the <br />neighboring house is only 8' from the property line <br />and the proposed building would create a distance of <br />28' between the houses. Neighbors across the street <br />felt that the neighborhood was more "open" than <br />adjacent areas of Crystal Bay and was perhaps the <br />only area with those distinctive qualities - they <br />would prefer to keep this "openness". Planning <br />Commission also questioned the size of the addition <br />wondering if it would be feasible to make it smaller <br />thereby increasing the distances between the houses. <br />Mr. Worre stated that the size of the addition was <br />because of a landing and stairs that would be needed <br />to get to the addition.
