I have reviewed the property for any other <br />charges. <br />In doing so I spoke with Don Bloom & Roger from the Metro Waste Commission <br />which stated the following: <br />The existing structure, 2740 s.f. required 1 sac unit. As it was under. <br />3000 s.: . <br />With the additional s.f. added (2260 s.f.) An additional sac unit must be <br />charged. They also stated 1 sac unit would be required for the gazbo. <br />The total additional sac units required for the project is two at $450.00 <br />or $900.00 <br />Landscaping Plan <br />Applicant has shown on Exhibit S the areas which wi 1 ` be made i nro green <br />areas. They ire proposing to add additional trees an bushes in .he front <br />of the building and where the dumpster existed. <br />Staff has recommended that the area south of the cra _ be made into green <br />area. <br />Applicant is requesting to enter into a development agreement with the <br />City. They are proposing a three year time period to complete the proposed <br />construction and land improvements. See Exhibit P. <br />Staff has spoken with the city attorney on this matter, and the city <br />attorney stated that this is available to the city with appropriate <br />agreement as long as the City is convinced that this is a positive project. <br />Applicant must provide a detailed agreement of work to be completed and a <br />letter of credit for al 1 work which is left at time of occupancy. <br />Staff Recommendation <br />Staff recommends approval of the commercial site plan based on the <br />following• <br />-t•M.osed structure and operation is not detrimental to the <br />publ ch, safety, and welfare, or materially injurious to <br />propt, + improvements in the vicinity. <br />2.
