. j <br /> a) Record Lots which are less than 2. 0 acres in dry- <br /> buildable lot area and/or less than 20� feet in lot width became <br /> substandard lots on January 1, 1975, the effective date of �rdinance <br /> No . 172. <br /> b) Record Lots, which are greater than 2. 0 acres in dry- <br /> buildable lot area , but are less than 5.0 acres in dry-buildable lot <br /> area , became substandard lotson the effectivedate of thisordinance. <br /> c) Substandard Record Lots may be used or developed <br /> pursuant to Section 34. 3h6 (f) and (g) . <br /> 34. 378 . RS: Non-Conforming Substandard Buildings or Structures. <br /> Restrictions applying to non-conforming uses shall not apply to <br /> existing buildings or structures which do not conform to location, <br /> height, or hardcover limitations, but which are being used in <br /> conformance with this ordinance. Existing buildings not conforming <br /> to the required minimum setbacks may continue to be used , repaired or <br /> maintained within the existinq building envelope. These buildingsmay <br /> be enlarged vertically or horizontally within the required yard area <br /> without requiring a City Council approved setback variance, provided : <br /> a) The addition conforms to all required setbacks , even if <br /> parts of the existing building do not; or <br /> b) The addition extends an existing building line by not <br /> more than 20 feet and does not further encroach or reduce any required <br /> setback dimension less than already exists; and <br /> c) The addition within the required setback area contains <br /> not more than 200 square feet, or 50 percent of the total existing <br /> building area , whichever is less. <br /> d) There shall be no setback exceptions permitted for <br /> addition to or enlargement of any accessory building or structure. <br /> e) There shall be no setback exceptions permitted that <br /> reduce any required setback to less than 10 feet. <br /> f) There shall be no setback exceptions permitted for any <br /> horizontal building addition or hardcover increase of any kind within <br /> 75 feet of the shoreline or within 25 feet of any wetland . <br /> q) There shall be no setback exceptions permitted without <br /> a City Council approved variance in cases where any existing building <br /> is beinq replaced by a new building , or where the proposed addition, <br /> remodeling and/or renovation work constitutes 5Q percent or more of <br /> theassessor' sfairmarket value for the existing buildinq . In these <br /> situations , the new work shall conform to all required setbacks. <br /> h) Theexceptions authorized by this Sectionapplyonly to <br /> -26- <br />
