Applicant proposes to <br />construct an attached garage to be located 21' from the side lot line where <br />a 30' side setback is normally required. The affected neighboring property <br />owner, Reycraft, has been legally notified of the application but has made <br />no comment to the City. <br />Planning Commission at their meeting of May 16, voted 5 to 0 to recommend <br />approval of this side setback variance, finding that various factors of <br />existing development on the property would preclude any other reasonable <br />location for this garage. Planning Commission also noted that with the <br />severe Minnesota winters, it is virtually a necessity to have a garage. In <br />addition, Planning Commission found that there would be no significant <br />encroachment of light, air, or open space enjoyed by the neighboring <br />affected property. <br />Staff Recommendation <br />Staff recommends approval per the Planning Commission recommendation, per <br />the attached resolution. <br />
