The <br />location and design of proposed garage will not create ad- <br />ditional problems for the quantity and velocity of the surface <br />drainage in the area. In fact the drainage will be slightly <br />improved what with the removal of one section of paving next <br />to road and half the roof drainage of the garage being directed <br />to the grassed area to the north. At present, the majority of <br />the paved area in the street yard flows down Birch Lane. <br />PC Recommendation <br />To approve R. William Toward's variance application for set- <br />back variances and a hardcover variance within the 75' - 250' <br />lakeshore setback area to allow the construction of a 20' x 22' <br />detached garage based on the following findings: <br />1. Proposed improvement is consistent with pattern of <br />development within surrounding neighborhood. <br />2. The location and use of the proposed structure will have <br />no adverse effects on the surrounding properties, existing <br />surface drainage nor will it have detrimental effects on <br />the property values within the surrounding neighborhood. <br />3. Doors face away from the street, with turnaround pro- <br />vided on the property. <br />Approval is subject to the following conditions: <br />1. The proposed structure must not create additional hard- <br />cover for a property that already has 31.5% of excessive <br />hardcover. <br />
