Screening/landscaping should be added along the east lot line to also <br />screen parking lot. The abandoned access is shown to be removed and <br />sodded. <br />Staff Recommendation - <br />Staff recommends approval of the conditional use permit based on the <br />following findings: <br />1. The proposed location of the conditional use is in accord with the <br />objectives of the Zoning Chapter and the purposes of the district in <br />which the site is located and Comprehensive Municipal Plan. <br />2. The proposed location of the conditional use and the proposed <br />condition under which it would be operated or maintained would not be <br />detrimental to the pubic health, safety or welfare, or materially <br />injurious to properties or improvements in the vicinity. <br />3. The proposed conditional use will comply with each of the <br />applicable provisions of the Zoning Code. <br />4. The church is an existing use on the property. The use is a <br />permitted use with a conditional use permit, subject to tha following <br />conditions: <br />a) A conditional use permit may be revokable, may be granted for <br />a limited time, or may be granted subject to such conditions as <br />the Council may prescribe. <br />b) A conditional use permit shall remain in effect as long as <br />the conditions agreed upon are observed, but nothing in this <br />Section shall prevent the City from enacting or amending official <br />controls to change the status of conditional uses. <br />c) A certified copy of any conditional use permit shall be filed <br />with the County Recorder or Registrar of Titles of the county or <br />counties in which the City is located for record. The <br />conditional use permit shall include the legal description of the <br />property included. <br />
