Planning & Zoning Administrator <br />DATE: May 4, 1988 <br />SUBJ: #1262 Curtis Hagfors, 1412 Baldur Park Road - <br />Variance - Resolution <br />Application - Replace foundation under existing house, and to <br />construct major additions to house. A new detached garage is also <br />included in the proposal. <br />Zoning District - LR-1 Single Family Lakeshore Residr-ntial 112 Acre <br />List of Exhibits <br />A - mono and exhibits of 4/13/88 <br />n - Planning Commission minutes of 4/18/8a <br />C - planning Commission Action Notice dated 4/22/88 <br />D - Proposed Resolution <br />Discussion - Pleasn review the memo and exhibits of April 13, 1988. <br />The applicant proposes to lift his existing house and move it <br />temporarily into the 0-75' setback zone. He then plans to construct a <br />new foundation that will be located so that the appropriate side <br />setbacks and average lakeshore setback will be met. He then proposes <br />to place the house back on the foundation and construct additicns. <br />The proposal also will include removal of the existing garage and <br />construction of a new detach,A garage to be located 17' from the <br />street where a 30' setback is normally required. There is no <br />hardcover in the 0-75' zone and none is proposed. Hardcover <br />requested in the 75-2500 zone is a total of 2,572 s.f. or 35.3g. <br />The Planning Commission -eviewed this application at their April 18th <br />meeting and recommended 4 in favor 1 against to approve the variances <br />requested, subject the following conditions: <br />a. Lowest floor elevation must be 932.5' or higher. <br />b. The existing house may be stored for up to 6 weeks in the 0- <br />75' lakeshore setback zone. <br />c. The new foundation to be constructed must be located to meet <br />the required 10' side setbacks, and be set back from the lake so <br />that the deck will meet the average lakeshore setback. <br />d. Approval of hardcover variance to allow 35.3% hardcover in <br />the 75-250' zone. <br />e. Approval of a garage street setback of 17'. <br />f. Approval of lot area and lot width variances. <br />Staff Recousendation - Staff recommends approval per the Planning <br />commission recnmmenlation, per the attached resolution. <br />
