Documentation from 1977 Variance Application <br />Pertinent Facts <br />Applicant is requesting a hardcover variance to allow construction of a <br />26' by 32' detached garage in his rear yard. With a lot width of 75', <br />applicant is proposing to meet the 10' rear and 10' side setbacks, as well <br />as '�!le required 10' setback from the existing house. However, due to the <br />extremt- length of driveway in order to serve such a garage, a hardcover <br />variance is necessary. <br />Applicants 0-75' setback zone is to a great extent covered by County Road <br />51. In the 75-250' zone, existing hardcover is 5,973 square feet or 38.8%, <br />which includes a large gravel apron in the rear yard where various items <br />are now stored in the open. Applicant proposes to remove a 7' by 32' <br />section of that gravel apron and construct the garage entirely over a <br />portion of the remaining apron, hence the hardcover is decreased to 37.3% <br />as a result of this project. <br />Discussion <br />Please review the documentation from the March 1977 approval for additions, <br />which included the proposed garage. In 1977 the City Council allowed the <br />garage and the proposed additions subject to the driveway being gravel, <br />which at that time was not considered hardcover. The proposal has not <br />changed substantally since that date, except that the City view is that the <br />gravel driveway ishardcover, hence the hardcover percentage is now seen as <br />being in excess of the 25t allowed. <br />Based on this propcsa 1 , the applicant wi 1 1 end up with a 27' by 30' apron <br />in front the of garage, which could only be reduced slightly if the garage <br />
