9(c
To: Planning Commission Chairman Kelly
Planning Commission Members
City Administrator Mark Bernhardson
From: Michael P. Gaffron, Assistant Zoning Administrator
Dater April 15, 1988
Subject: #1233 Michael Halley Homes, Inc., 2715 Pence Lane -
Conditional Use Permit & Variance - Final Review of Revised Plan
The applicants have submitted a revised grading and drainage plan. The t%ro
items of note are as follow:
1. House floor elevations remain as before. The "basin" at the
walkout level is proposed to be drained via a trench drain, which
would drain to a sump pit/pump station below the basement floor,
discharging to the west side of the house about 90' from the lake, for
nat iral surface flow to the lake.
The drawing for this proposal was received on Thursday, April 14,
hence as of this writing we have no written review from City Engineer,
Glenn Cook. However, Glenn has verbally indicated this method is
feasible. Approval should be subject to the forthcoming comments of
the city engineer.
2. Applicants are proposing an additional 12" to 24" of fill along
the north side of the house for aesthetic purposes. Building
Inspector, Tom Jacobs has indicated this wi 11 sti 11 fa 1 1 within the
guidelines of fill for the purpose of protection of footings and
foundation.
Staff Recos endation
Approval subject to forthcoming comments of the city engineer. Sump
discharge shall be configured so as not to increase drainage to neighboring
properties.
