City of ORONO <br />RESOLUTION OF THE CITY COUfJCIL <br />NO. <br />A RESOLUTION APPROVING TdE PLAT OF <br />ROLLING MEADOWS 2ND ADDITION <br />FILE 11169 <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State c,f Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development of <br />land within the City; and <br />WHEREAS, -he City Council has considered the application for a <br />subdivision of a plat of 6 lots by William Wear, an authorized agent of <br />Wear EnterpriTes Partnership (the subdivider); and <br />WHEREAS, the subdivision has been found to meet all standards of <br />the RR -lb rural residential zoning district, finding that each lot is of a <br />size and configuration that will allow its use as a single family residence <br />to be fully developed without the need of . variances; and <br />WHEREAS, the subdivider has completed all requirements of the <br />platting regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 2291, a <br />resolution that apprc,%-ed the preliminary subdivision application. <br />2. Dedication on the plat of drainage and utility easements. <br />3. Dedication on the plat of rights of way for public toads shown as <br />Watertown Road and Old Crystal Bay Road. <br />4. Cre3tion of private roads shown cn the plat as Out lots A 6 B to be <br />known henceforth rs Wear Lane North (north/south portion of Ou-lot A) <br />and Wear Circle (east/i,est portion of Outlot A). <br />5. Concurrent with the creation of this private road, the subdivider <br />has dedicated to the City, a road and utility easement granting to the <br />City permanent access, improvement and utility easements over said <br />Outlot; the subdivider has created non-exclusive ingress, egress, <br />drainage and utilit- easements over sail Outlot in favor of all <br />abutting and/or bene- -ing lots including a d^claration of certain <br />maintenance covenants wherein each of the abutting and/or benefiting <br />lot owners covenants and ?grees to permanently maintain and pay the <br />cost of maintenance for said private road. <br />Page 1 of 2 <br />
