Applicants <br />propose to construct an addit4onal attached garage stall and storage space <br />extending from the existing 2 car attached garage, which is about 3.5' from <br />the side lot line. Additionally, they propose to construct a room <br />addition, extending the existing lines of the house. A small portion of <br />the addition will be less than 75' from the shoreline, and a portion of the <br />ade pion will extend into the designated floodplain area below elevation <br />93_ The main floor elevation appears to be about 3' above grade, or at <br /><-:pp mately elevation 935, meeting C: _y requirements. <br />A hardcover addition of 43 s.f. in the 0-75' zone will result in an <br />increase from the existing 0-75' hardcover of 7.2%, to 7.6%. (Percentages <br />corrected by staff, 4/4/88). Hardcover in 75-250' and 250-500' zones will <br />remain within the required percentages; no additional hardcover in the 0- <br />250' zone weld be allowed, as worded in the proposed resolution. <br />in reviewing the average setback line per the revised survey showing <br />neighboring residences, with the normal interpretation of average setback <br />line a variance is not required, and no lake views currently enjoyed by <br />neighboring properties will be further encroached upon. <br />The DNR notes they M.,il.l require no permits for the proposed work since <br />they use 931.0' rather than 931.5' as the f loodplain elevation. The MCWD <br />may require an approval, and it is our understanding that applicants are <br />pursuing same. <br />
