Zoning File #1257 <br />march 14, 1988 <br />Page 3 of 3 <br />"f Recommendation - To approve the 3 lot plat application of <br />Brine Cram of the property located at 3760 Watertown Road <br />cling all standar-Is of the RR-lA Zoning District and the on- <br />�i t,- soptir code have been satisfied. This approval is subject <br />to the following conditions: <br />1. Dedication of right-of-way for Watertown Road and Stubbs <br />Bay Road as shown on the preliminary plat. <br />2. Define the wetlands in angles and bearings and <br />applicant to grant Flowage and Conservation Easement over <br />the defined wetland area. <br />3. Payment of $200.00 for park fees for Lot 1 Block 1 at <br />5100.00 and Lot 1 Block 2 at $100.00. <br />4. Applicant to be placed on notice that any future <br />subdivision of Lot 2 Block 1 must address the issue of the <br />second residential unit by providing a 5 acre parcel for <br />second reside ntial rental unit or a conditional use permit <br />for a non -rental caretaker unit. <br />5. If Lot 1, Block 1 has not been sold within a year of <br />the approval date of the final plat, applicant shall either <br />legally combine Lot 1 Block 1 with Lot 2 Block 1 or remove <br />the barns. If the lot has been sold and a building permit <br />has not been issued for a principal residence within a year <br />of the approval date of the final plat, the new owner will <br />be asked to remove the subject structures. Planning <br />Commission may wish to amend expiration date. <br />6. Outlot A to be designated as an unbuildable lot and may <br />be combined with an adjacent property on the south side of <br />the Luce Line as part of a future buildable site. <br />7. Future owner of Lot 1 Block 1 is advised to contact <br />City prior to site development in selecting the location of <br />a future access. <br />8. Future owner of Lot 1 Block 1 is hereby advised that <br />the setback of the barns wi l l only allow the use of t` - <br />barns for the non-commercial keeping of ani^:1F-. <br />
