Hardcover Variance: <br />We are requesting approval to allow 34.0% total hardcover, mirroring the existing hardcover of the lot to allow the deck <br />to be a bit larger and to widen the driveway to meet the width of the home. However, we are pushing the home further <br />from the lake 60’ and more in line with neighboring properties and not blocking views. <br />We have included: <br />-A current as-built survey (showing existing setbacks and hardcover). <br />-A modified survey indicating the proposed dwelling location on the lot (Including setbacks and hardcover). <br />- Proposed site plan, floor plans for the new home. <br />- Architectural elevations of the proposed home. <br />Key points in support of our variance requests: <br />- The proposed 34% hardcover is more compact and in a more central location on the lot to better conform with the side <br />setback requirements that are currently noncomplying. This will improve the side yard run off. <br />- The new home will increase the setback from the Ordinary High Water Line (OHWL), providing environmental benefit <br />and improved consistency with current zoning goals. <br />- Due to the narrow and substandard dimensions of the lot, particularly the limited lot width and preexisting constraints, <br />achieving full compliance with all zoning requirements is not practically possible without rendering the lot unbuildable <br />or the home unreasonably small. <br />- Our design approach prioritizes the preservation of lake views for neighboring properties and maintains neighborhood <br />character. <br />- These variances are necessary to reasonably use and improve the property without causing negative impacts to public <br />health, safety, or welfare. <br />We believe the requested variances satisfy the “practical difficulties” standard under Minnesota law and are consistent <br />with the intent of the Orono Zoning Code and Comprehensive Plan.
