The home was originally built in 1920. Our clients have given <br />the current property life. Respecting the lot and cherishing the memories they have made while watching their three <br />sons grow and learn about life on the water during their weekend getaways. The home is currently non-conforming to <br />the city requirements and has challenges for full-time living. Our client’s hope is to make this their forever home with <br />consideration to age in place on the bay. The Bohn’s envision a design that reflects the lake, the community and the <br />nature of their lot as a priority with design being meaningful to the water and neighborhood. They intend to keep the <br />home modest and create a more conforming dwelling. <br />The current structure is non-conforming in several ways. It sits 56’ from the OHWL, doesn’t meet the side or street <br />setback requirements, it currently encroaches on the sightlines of the adjacent homes, and it currently sits at 33.3% <br />hardcover per as built survey dated, January 24, 2025. Apart from these non-conforming issues, the lot is restrictively <br />small, the existing garage is detached and close to the street, the patio is uneven, and the interior has multiple floor <br />height changes making aging in place difficult. <br />In light of these existing conditions and difficulties we have attempted to redevelop the lot making a conscious effort to <br />design a new home that not only respects the natural setting and surrounding neighborhood but also reduces impacts <br />on the lake, stormwater runoff, and adjacent properties. <br />Jack and Suzy Bohn, owners of the property at 1440 Baldur Park Road, respectfully submit this request to redevelop <br />their property as shown on the included plans and survey. This will result in the following changes from the current <br />situation: <br />1. The new house will move further from the OHWL but will still be non-complying (increase from 56’ now to 60’ as <br />planned). <br />2. The new house will be brought into compliance with the side-setback requirements. <br />3. The new house will have zero sightline interference of the neighboring homes as it moves further back on the lot <br />from the lake. <br />4. The hardcover will increase slightly from 33.3% to 34%. <br />5.
