BREDESON FOR A LOT <br /> WIDTH, LOT AREA, LAKESHORE SETBACK <br /> AND HARDCOVER VARIANCES FOR PROPERTY <br /> LOCATED AT .1410 REST POINT ROAD <br /> WHEREAS , the City of Urono is a municipal corpor3tion <br /> organized and existing ur_der the laws of the State of Minnesota; and <br /> WHEREAS, pursuant to State Statutes 412 et. seq. and <br /> 462 et. seq. the Ci.ty Council of the City of Orono has adopted <br /> zoning regulations for the protectioz�. of the public health, safety <br /> and general_ welfare; and <br /> WHEREAS, Robert G. Bredeson has applied for variances to <br /> the required lot standards of the LR-1B zoning district and setback <br /> and hardcover regulations for lakeshore propert�° to permit the con- <br /> structi.on of a new home; and <br /> • WHEREAS, the City Council has reviewed the at�plication; <br /> �he recommendation of staff and the Planning Commission and letters <br /> and comments by the applicant. <br /> NOW, THEREFORE, BE IT RESOLVED that the City Council of <br /> the City of Orono hereby approves the lot width, lot area, lake- <br /> shore setback and hardcover variar�ces for Robert G. Bredeson <br /> to permit the construr_tion of a new home based on the following <br /> findings of fact: <br /> 1) The subject property is located within the <br /> LR-1B zozling district and legally ctescribed <br /> as follows: Lat 1, Subdivision of Lot l� <br /> Rest Point <br /> 2) The total area of the 1ot is approximately <br /> 23 , 000 sf. The LR-1B zoning district reauire� <br /> 43 , 560 sf. The applicant seeks a variance <br /> of 20, 560 sf or 47� . <br /> 3) The lat is a peninsula and further restricted <br /> by the 75 ' setback on three sides of the lot <br /> leaving only a 25 ' legal buildable width. The <br /> LR-1B zoning district requires 140 ' . The ap- <br /> plicant seeks a variance of 115 ' or 82� . <br /> 41 The lot is a narrow peninsula making it impos- <br /> • sible for any structure to meet the standards <br /> for allowed hardcover and setbacks for lake- <br /> shore properties. <br />
