A11 <br />existing structures meet the required setbacks from the newly proposed lot <br />line. A residence can be developed on Lot 1 without the need for setback <br />variances. <br />The applicant has asked that access to Lot 1 be via the existing <br />drivewway serving the house on Lot 2. Staff has no problem with 'his, in <br />fact there would be no need to giant the usual variance fur Lot 1 because <br />the property clearly has 200' of access along the public right-of-way. <br />Owner of Lot 2 will have to grant an access easement in favor of Lc t 1. <br />The County will be asked to comment on the shared use of the existinq <br />access. Staff will report at the meeting. <br />The wetlands shall be describes: as drainage easements on the final <br />plat, describing the wetland areas with angles and t:earings. The City will <br />ask for the customary flowage and conservation easement over the wetland <br />areas. <br />Note that the property line goes to the center !ine of County Road 64. <br />The City will ask that the additional 33' of right-of-way to dedicated to <br />the County for road use purposes. Also note, the exir-.ng sewer 1 ne is <br />located close to the mid- 1 ine of the County ror(:l. Tt,e 3eara no need t,-) <br />acquire additional easements for the sewer l ine.
