Define one way traffic flow. <br />Curbing and sign should also define drive-thru lane at north end of <br />structure. <br />Access: <br />The applicant is proposing two curb cuts, one for an entrance and the <br />other for exist of the property. The plans have been reviewed by the City <br />Engineer and Hennepin County Department of Transportation. Their comments <br />are as follows: <br />City Engineer (see Exhibit K) <br />1. "he entrance should be reduced in width to one lane rather <br />than two as shown. <br />2. The easterly curb cut should be moved 3' west when County <br />Road 15 is upgraded. <br />Hennepin County (see Exhibit L) <br />1. Is requesting the applicant to dedicate an additional 7 feet <br />of right-of-way, making the right-of-way 40 feet from the center <br />of CSAH 15. <br />2. The location of the two curb cuts is acceptable. Appropriate <br />permits must be obtained from the County. <br />3. All disturbed areas in the right-of-way must be restored. <br />If 7' of additional right-of-way is dedicated to the County, this will <br />increase the front setback variance to 14' instead of the proposed 211. <br />The City has consistently denied the County's request for additional right- <br />of-way along County Road 15. The County haf: confirmed that additional <br />right-of-way is not needed for proposed upgrading of County Road 15. <br />Accesses should clearly be defined with curbing and signs posted <br />"entrance" and "exit". <br />Landscaping: Detailed landscape plan to be submitted at meeting so as <br />to not hold up applicatin. <br />Green areas as shown on landscaping plan (Exhibit G) are as follows: <br />1. South Side (front) - 10' of green area is shown directly in front <br />of the building along the lot line. <br />2. West Side - 10' of green area is shown on the plan. This area is <br />raised above the grade. <br />3. North (rear) - 22' of green space is shown. <br />
