Site Plan Review/Variance/Conditional Use Permit - <br />Second Review <br />Zoning District - B-5 <br />Area - 20,175 s.f. <br />Application - Applicant was before the Planning Commission on January 27, <br />1987 .t which time the application was tabled because of changes <br />to the original plan and items not submitted, as follows: <br />Changes <br />1. Omit 71x10' solarium on south side of building; <br />2. Omit two bathrooms; <br />3. Omit inside sitting; <br />4. Omit accessory structure - side setback. <br />Items Not Addressed or Submitted 1/27/88 <br />1. Landscape plan - submitted; <br />2. Drainage plan/traffic flow - submitted; <br />3. Relocation of dumpster - shown on revised plans; <br />4. New location of menu board, signage is existing; <br />5. Lane width has been shown at 28' or less; <br />6. Curbing has been shown on plan. <br />Revised Application - 361x18' existing structure (648 s.f.) is used as a <br />fast food restaurant. Proposed is a 3.67'xl5.67' drive-thru/pick <br />up station (57.5 s.f.) on the west side, and removal of the <br />garage storage area and replacement in a location farther north <br />on the lot. Applicant is requesting a conditional use permit and <br />the following variances: <br />1. Accessory structure - rear setback: <br />Required = 35' <br />Proposed = 22' <br />Variance = 13' or 37% <br />
