Final Draft Space Study <br />B. Site Requirements Examples <br />ISSUES - <br />1. Review, comment and accept the space study as it <br />relates to existing and expansion space needs. <br />2. Determine if Phase II of the study is to be <br />undertaken and, if so, which alternatives are to be <br />studied. <br />INTRODUCTION - During the consultant selection and negotiation <br />for contract it was determined that the consultant would <br />undertake Phase I of the study, which assesses the various space <br />needs and would at the end of that phase bring the results back <br />to the Council for consideration and discussion regarding the <br />studying of alternative site needs. Preliminary space <br />information was presented to the Council at a work session on <br />December 7, 1987. Further work has been done since that time <br />refining some of the information together with giving an estimate <br />of future space needs over the next 12 years. <br />DISCUSSION <br />Issue 1. Needs - The space study presents a space by space <br />layout plus a mass diagram showing the initial layouts <br />indicating spaces needed for the City should the <br />facilities be independent. The current needs are ov— <br />double the existing space. (The space study layouts c <br />not represent space arrangements only the type and size <br />of spaces.) It also illustrates expected expansion <br />space during the next 10-12 years. It is appropriate <br />that some of this space be built in as the ccst at this <br />point for some expansion needs is generally cheaper to <br />do initially than to add at a future date. As for other <br />expansion needs beyond these are addressed by making the <br />building expandable in the future. An estimate has also <br />been made of approximate site needs. (See Attachment B) <br />At this point cther entities that may be interested in <br />space have not been formally requested to submit <br />preliminary needs.
