Resolution No. /v99 � <br /> � Page 4 <br /> B. ZONING QRDII�ANCES <br /> 1. The first zoning regulations were adopted by the Orono Town <br /> Baard in rs�rch 1950. The Stubbs Bay Study Area was zoned as a <br /> "Residential District" west of Stubbs Bay Road on July 10, 1950 <br /> (the "Stubbs Bay Dist.rict") and east of Stubbs Bay Road on <br /> November 20, 1950 (the "Crystal Bay District") . The nearest <br /> conanercial areas were �rystal Bay (Brot,7n Foad and Central Avenue) <br /> ' and I�avarre. <br /> 2. On Narch 11, 1957, Village Ordinance No. 9 created,among others , <br /> the commercial zoning district where the marinas are located on . <br /> Maxwell Bay. <br /> 3 . Also on riarch 11, 1957 , Village Ordinance No. 10 designated <br /> � all lands not included in previous zoning districts as a � <br /> "Residential Zoning District". Non-conforming uses were given a <br /> 10-year amortization period. <br /> • 4. The Stubbs Bay Study Area remained a "Residential" district. <br /> 5. Ordinance No. 93, adopted September 5, 1967 and effective <br /> January l, 1968, was the first zoning ordinance to provide for <br /> coriunercial zoning classifications . The B-2 Lakeshore Commercial <br /> . District was established providing for permitted uses (boat repairs <br /> and service, boat launching, win ter storage of boats, sale and <br /> rental of boats , motors,. fishing equipment and sale of fuel, boats , <br /> boat supplies, bait and marine items) and providing for conditional <br /> uses (sale of cigarettes , food and beer subject to licensing by the <br /> �ouncil) . Dock or slip rental was not a permitted nor a conditional <br /> use. � . <br /> 6. Ordinance No. 93 designated the Stubbs Bay Marina Property as <br /> B-2 Lakeshore Commercial. The remaining property in the Study Area <br /> was zoned One-Family Residential, minimum 1-acre per lot. Property <br /> along .the east shore of Stubbs Bay, south of the study area was <br /> zoned One-Family Residential, minimum 1- 1/2 acres per lot. <br /> 7. Pursuant to adoption� of the 1974 Comprehensive Plan, the City � <br /> Council revised all the zoning ordinances of the City. On <br /> December 19, 1974, effective January l, 1975, the Council adopted <br /> • Ordinance No. 172, the current Zoning Code of the City of Orono. <br />
