MINUTES OF THE PLANNING COMMISSION MEETING OCTOBER 16, 1989 <br />ZONING FILE #1470-PARTEN CONTINUED <br />road if they proceeded with a PRD? <br />Planning Commissioners Cohen and Hansor indicated that they <br />would like to see the roc.d at a 50' width for the entire length. <br />Kelly said that if the applicants proceeded with a PRD, he would <br />like tc, see the road at a 50 foot width and that access be <br />provided to the northeast corner. <br />Mrs. Parten asked whether the road would be private or <br />public? <br />Kelley indicated that more than likely the road would he <br />private and though the easement would be 50' in width, the road <br />may only be constructed at a 14 or 15 foot width. <br />Mary Petersen asked whethe+- blacktopping of the road :joule' <br />be required? <br />The Planning Commission replied that blacktopping would not <br />be required due to the road having a "private" designa*ior.. <br />Ms. Petersen questioned why it was necessary to blacktop the <br />private road constructed within the Foxfyre Subdivision? <br />Gaffron clarified that when a private road ser,,Ps 3 or more <br />residences, the City has consistently required the road to be <br />paved. • e' <br />Mr. Parten asked it, for economical reasons • he could just <br />divide the 2.71 and. 10 acres he currently owns and not go ahead <br />with the purchaZe of the northerly 4.25 acre parcel from Mrs. <br />Styles. <br />Planning Commissioner Hanson replied that it may ve that <br />with the easement, there would not be enough land to rre3te 2 <br />lots. <br />Gaffron suggested that perhaps. the Reiersgo.d easement could <br />be reduced from 60' to 50' <br />Chairman Kelley poinced out that if Mr. Parten proceeds with <br />a PRD for 3 lots, the lots would all be north of the Reiersgord <br />easement. He said that there would not be enough contiguous land <br />to create 3 lots and the applicant would require approval for <br />non-contiguous acreage. Kelley questioned why tho Planning <br />Commission could not recommend approval of a 2-lot PRD with non- <br />contigious acreage? <br />Bellows noted that the 2-lot PRv would leave Mrs. St,fies' <br />parcel landlocked. <br />Chairman K.:11ey questioned whether it was reasonable to <br />expect Mr. Parten to be responsible for the land locked parcel <br />that currently exists as such? <br />3 <br />
