DIXON
chant, ■,a aid Ewer k FWW
FM e.rt SVWA , W.
June 27, 1989
Members of the City of Orono
Planning Commission
Ms. Jeanne Mabusth
City of Orono
P.O. Box 66
Crystal Bay, Minnesota 55323
RE: Proposed Fox Bend Development in the City of Oron(, k"C,e "City"),
Preliminary Plat Application No 1411 (the "Proposo,' 4ect")
Ladies and Gentlemen:
I ar writing to you as the owner of a home and property--3250 Fox
Strer,t--located near the Proposed Project. I believe this letter also fairly
states the views of Mr. & Mrs. Joseph Chadwick, 3060 Fox Street; Mr. & Mrs.
James Fulier0n, 3350 Fox Street; and Mr. & Mrs. David Maass, 3175 Fox Street,
although because I'm leaving town immediately I've been unable to show it to
any of them before its mailing (though I've been in phone contact with some).
Based on the public hearing before the Planning Commission Meeting held on
June 19, 1989, on our review of the initial Preliminary Plat, and un advice
from legal counsel, we note the following problems and concerns relating to
the Proposed Project:
1. The Proposed Project contains an excessive number of lots. Giver
the abundance of low and wet areas on the subjec;L lafid, the
Proposed Project is simply incapable of accommodating the number
of lots indicated on the Preliminary Plat. We urge the Planning
Commission to require that the number of lots be substantially
reduced before granting preliminary approval of the Proposed
Project.
2. We note that Lots 4, 6, 8, 9, 10, 11, 12. 13 and 18 fail to
conform to the City's 200 feet width requirement. Because no
undue hardship exists we propose that the City not grant variances
to the width requirement for any of them.
JUL 3
121 vwthWVlon AvwHA South, No. 617 Mkwwmkoo#s, Minnesota 5W1 0121339-2720
