City of OR ONO <br />RESOLUTION OF THE CITY COUNCIL <br />5. A c;,;:ridor providing <br />North to the proposed ne <br />Country Club adjacent to <br />shall be provided between <br />NO. 2658 <br />direct access from Ferndale Road <br />w lot being created by the Wayzata <br />the immediate west of the property, <br />proposed Lots 1 and 2. <br />6. The existing private easement roadway serving the plat of <br />Fairway View and other certain properties to the west of the <br />Hauser property, shall be designated as a private road <br />outlot on the plat drawings, being 25' in width and <br />e north property line. It is <br />extending the length of th <br />intended that this private road outlot continue to be owned <br />by the owner of proposed Lot 1, until such time that the <br />ownership of such private road is transferred to the <br />property owners or property owners association served by <br />that private roadway. The property owner shall grant to the <br />City the standard road and utility easement over the private <br />road outlot (see Exhibit "A" attached). <br />7. The 20' corridor between Lots 1 and 2 that will provide: <br />access to the Wayzata Country Club property to the west, <br />shall be platted as part of the proposed Wayzata Country <br />Club building lot. <br />S. The proposed Lot 1 and the proposed Wayzata Country Club <br />lot shall gain access to Ferndale Road Noz ':h via a shared <br />driveway located at the existing drivewav location serving <br />the existing house. Proposed Lot 2 shal ! be allowed a new <br />separate driveway curb cut for access to Ferndale Road <br />North. <br />9. A dedication. of 33' of right-of-way shall be shown on <br />the plat drawings for the existing Ferndale Road North. <br />10. The proposed new lot has been demonstrated to contain <br />suitable sites for primary and alternate drainfield to serve <br />the proposed single family residence. Proposed Lot 1, with <br />the existing house, has been demonstrated to contain a <br />suitable alternate drainfield site. <br />11. A new single family residence can be constructed on Lot <br />2 without the need for further variances. <br />Page 2 of 5 <br />11 <br />
