The house is angled towards Watertown <br />Road at this point. Existing vegetation on the property and <br />the lower elevation of the road at this point would help to <br />screen this addition from the roadway. Also, the proposed <br />deck being 29' from the north side lot line, would not <br />appear to be a significant encroachment towards that line. <br />Note that this house was constructed years ago at the <br />narrowest end of the property. <br />Discussion - <br />This is a request to replace a pre-existing screen porch in <br />poor condition with a slightly larger screen porch, and construct <br />a deck. The porch addition will be approximately 1.3' closer to <br />the front lot line than the old porch, due to the angle of the <br />house on the property. Likewise, the deck to be constructed 29' <br />from the side lot line (since this is a corner lot, the lot line <br />not abutting either road would be considered a side lot line) <br />would not appear to have a significant impact on the property to <br />the north which is used as horse pasture area. Note that the <br />deck could not be located to the "rear" of the house, without a <br />setback variance. <br />Staff Recomendation - <br />Staff would recommend approval. The Planning Commission <br />could base a recommei.dation for approval on the shape of the lot, <br />the location of the house on the lot, the fact that the proposed <br />addition merely extend2 the existing front line of the house, and <br />that both the proposed deck and proposed screen porch addition <br />would be located such that existing vegetation and topography <br />helps to screen them from the roadway. <br />p <br />i� <br />
