Nadler, 2509 Kelly Avenue - <br />Variance - Resolution <br />Zoning District - LR-lB <br />Application - Request for hardcover and average setback variances <br />to construct additions to existing residence. <br />List of Exhibits <br />Exhibit A - Proposed Resolution <br />Exhibit B - Notice of Planning Commission Action 10/18/89 <br />Exhibit C - Memo & Exhibits of 10/10/89 <br />Discussion - <br />Please review the memo and exhibits of October 10, 1989. <br />Applicants are proposing to construct additions to the existing <br />residence, resulting in a slight increase in hardcover in the 75- <br />250' zone from 29.1E to 29.3%. In addition, an average lakeshore <br />setback variance is required. <br />At their meeting of October 16,1589, Planning Commission <br />voted 7-0 to recommend approval of the average setback variance <br />and the slight increase in hardcover, finding that due to the <br />location of neighboring residences and existing topography and <br />screening in the area, the proposed additions will have no impact <br />on lake views enjoyed by neighboring property owners. <br />Furthermore, the Planning Commission acknowledged the <br />applicants' attempts to remove all excessive hardcover in order <br />to remain at approximately t'e 29% pre-existing hardcover level <br />finding that the 43 square coot (0.2%) increase was reasonable <br />since the removals of hardcover were taking place closer to the <br />lake than the proposed additions. <br />Staff Recomendation - <br />Staff recommends approval per the Planning Commission <br />recommendation. A resolution for approval is enclosed for <br />Council review. <br />
