Mulvanny, 559 Park Lane -
Variance - Resolution
Zoning District - LR-lB, Single family lakeshore residential, 1
acre, sewered
Application - Request for average setback and hardcover variance
to construct a room addition over existing deck.
List of Exhibits
Exhibit A - Proposed Resolution
Exhibit B - Notices of Planning Commission Action &
Rescheduling
Exhibit C - Memo & Exhibits of 9/14/89
Please review the memo and exhibits of September 14, 1989.
Briefly, applicant is requesting an average setback and hardcover
variance to construct a room addition on the lake side of his
existing residence. That room addition will replace an existing
deck on that end of the house.
In the 75-250' zone, the proposal results in a slight
decrease in hardcover from 34.76% to 34.51%. The average
lakeshore setback encroachment is approximately 81.
The Planning Commission at their September 19, 1989 meeting
recommended approval, finding that the proposed addition results
in a slight decrease in hardcover on the property and finding
that the topography and location of neighboring residences is
such that the average lakeshore setback encroachment will have
no significant impact on lake views enjoyed by neighboring
property owners. The Planning Commission further recommended no
additional hardcover removals be required, finding that the
existing hardcovered areas were not excessive for functional use
of the property.
Staff Recommendation -
Staff recommends approval per the Planning Commission
?commendation. A resolution for approval is attLched.
