Mulvanny, 559 Park Lane - <br />Variance - Resolution <br />Zoning District - LR-lB, Single family lakeshore residential, 1 <br />acre, sewered <br />Application - Request for average setback and hardcover variance <br />to construct a room addition over existing deck. <br />List of Exhibits <br />Exhibit A - Proposed Resolution <br />Exhibit B - Notices of Planning Commission Action & <br />Rescheduling <br />Exhibit C - Memo & Exhibits of 9/14/89 <br />Please review the memo and exhibits of September 14, 1989. <br />Briefly, applicant is requesting an average setback and hardcover <br />variance to construct a room addition on the lake side of his <br />existing residence. That room addition will replace an existing <br />deck on that end of the house. <br />In the 75-250' zone, the proposal results in a slight <br />decrease in hardcover from 34.76% to 34.51%. The average <br />lakeshore setback encroachment is approximately 81. <br />The Planning Commission at their September 19, 1989 meeting <br />recommended approval, finding that the proposed addition results <br />in a slight decrease in hardcover on the property and finding <br />that the topography and location of neighboring residences is <br />such that the average lakeshore setback encroachment will have <br />no significant impact on lake views enjoyed by neighboring <br />property owners. The Planning Commission further recommended no <br />additional hardcover removals be required, finding that the <br />existing hardcovered areas were not excessive for functional use <br />of the property. <br />Staff Recommendation - <br />Staff recommends approval per the Planning Commission <br />?commendation. A resolution for approval is attLched. <br />
