Zoning File #1453 <br />September 15, 1989 <br />Page 2 of 2 <br />Discussion - <br />This lot is obviously very small, and contains only a few <br />areas of unnecessary hardcover that might be removed in order to <br />reduce the high hardcover percentage. Planning Commission may <br />wish to ask applicant whether such removals are feasible. <br />Note that in staff's letter to applicant of August 8th, <br />references are made to a 1980 zoning application for a garage. <br />That was a detached garage with doors facing the street, which <br />required the 30' setback for that structure. A variance was <br />never granted and the structure was never built. However, <br />Planning Commission may wish to consider the fact that this <br />property does not currently contain a garage, and consider <br />whether the proposed enclosure at this time will have an effect <br />on future construction of a garage on this property, which would <br />certainly require another variance application. <br />Staff Reco=endation - <br />Staff would recommend approval of the hardcover variance to <br />enclose the canopy structure. Planning Commission may wish to <br />condition the approval on some degree of hardcover removal, and <br />may wish to discuss future garage considerations with the <br />applicant. <br />
