Mabusth, Building & Zoning <br />October 10, 1989 <br />At the September 25, 1989 meeting of the Council, the above <br />referenced application was tabled providing applicant additional <br />time to determine what existing improvements can be removed so <br />that hardcover is retained at 25% with the proposed addition. <br />Please review the enclosed survey. Note the shed is 168 square <br />feet of hardcover. A small triangular portion of back -.out area <br />of existing bituminous drive is at approximately 72.5 square <br />feet. Staff discussed the removal of the paving with applicant <br />after visiting +1— site for a second time. At the second visit, <br />two cars were parked within the concrete paving area. It was <br />impossible for staff to turn the City car around, staff used the <br />bituminous apron to provide adequate maneuverable area. <br />The shape of the conc,1-ete paved area and the surrounding <br />steep vertical stone retaining walls, prevents a car from <br />overlapping in making the turn -around maneuver. Cars are forced <br />to move out into the flatter area and eventually to the <br />bituminous apron. Unless major land alterations are proposed <br />expanding or removing retaining walls, staff would suggest <br />leaving the existing bituminous apron for secondary turn -around. <br />If additional hardcover is to be removed, other hardcover <br />improvement:; should be considered. <br />Per the t.arc cover facts noted above the, applicant asks that <br />Counr!il appro4p the proposed amended hardcover at 5,829 square <br />feet :_t 25.5% E_ th only the removal of the shed at 168 s.f. <br />
