7. The proposed configuration and ov_-ztll design of the <br />lots within the plat finds that each lot satisfies the lot <br />standards of the RR-lB zoning district requiring no <br />variances with the granting of approval of this subdivision. <br />Each lot can be developed as a residential unit without the <br />need for future variances. <br />8. The Minnehaha Creek Watershed District granted approval <br />of the drainage and grading plans of the Fox Bend <br />subdivision at their September 28, 1989 meeting. <br />NOW, THEREFORE BE IT RESOLVED, that based upon one or <br />more of the findings noted above, the City Council of the City of <br />Orono hereby approves the prelimins.ry plat of Fox Bed per plaL <br />survey dated May 6, 1989, revised August 4, 1989 by Mark <br />Gronberg, a licensed engineer and surveyor of Coffin and Cronbe;j'T <br />Inc., subject to the following conditions: <br />1. All access to the 17 lot plat must be via the interior <br />plat road. No curb cuts to the proposed lots shall be <br />approved off of the adjacent roadways. <br />2. Prior to road construction or land alterations for <br />drainage purposes, the following septic sites must be staked <br />with snow fencing: <br />Lots 1, 2, 3, 4, Block 1 <br />Lots 1, 4, 6, 7, Block 2 <br />Lot 2, Block 3 <br />Snow fencing must be insta:.-ed 20' from the boundaries of <br />each drainfield test site. <br />3. Subdivider to grant und—lyinv road an i utility <br />easements over all road outlots. This would include future <br />road Outlot A. <br />4. The subdivider :o grant Conservation & Flowage Easements <br />over 5 wetland areas.
