Proposed dimensions, house sites, septic sites, and <br />driveway locations are shown. The appropriate easements for floodplain, <br />drainageways, and drainage and utilities along lot lines, have been shown. <br />Site Planning - <br />necause this is a very unique property, it is appropriate to address <br />individual site planning during this subdivision review, although in most <br />othor relatively simple plats we would not be as concerned with house and <br />drivcwiy locations. <br />r,ot i - Is the most critical because it contains some unusually steep <br />and a major drainagew-y. The two septic sites as shown on the <br />-to!'f sketch are acceptable and functional, and will not affect any <br />-inhhorinq wells. Neither site will be affected by driveway location, <br />allhmunh staff suq(7ests that the driveway continue to the house site <br />dirr,ctly north of septic site 2 instead of swinging easterly towards septic <br />si,... i -e staff sketch). <br />11rdor the applicant's, proposed configuration, the house site is very <br />1 imi • #-ci by septic to the south, the new lot line to the north-east, and the <br />-mhankment on the northwest. Staff would suggest that the lot line <br />mov ^.1stnrly as shown, leaving approximately 2.3 buildable acres in Lot 1 <br />mn,' huildablA acres in Lot 2. This will give much more flexibility in <br />hn•.,--o rlare!ment on Lot 1 in consideration of the 30' required side setback, <br />hu' •mill not appreciably affect th^ buildability of Lot 2. <br />
