The creek and its defined flood plain would be <br />covered under a Conservation and Flowage Easement shown as <br />"proposed drainage easement" on the survey. No construction <br />would be allowed within 26' of the easement boundaries. <br />5. Both Lots 1 and 2 require a variance for lot width at the <br />rear of the 50' front yard setback. Lot 1 is 121' wide, Lot <br />2 is 70' wide, both requiring 200' in width. Each lot <br />contains 2001+ of width at the proposed house location. <br />Discussion - <br />This plat re Council approval on May 9, 1988 per the <br />final plat appro% asolution attached. The preliminary plat <br />approval resoliltion is ..iso att.-%ched for your review. <br />Staff has carefully compared the current site plan proposal <br />against that which was originally approved, and finds no changes <br />whatsoever. Except for the noted variances, which are due to the <br />existing property configuration, all other requirements for <br />subdivision appear to be satisfied. <br />The Planning Commission originally reviewed this subdivision <br />in July and August 1987 and recommended on a vote of 4-2 to <br />approve. Minutes of those meetings are attached for your review. <br />Staff Recommendation - <br />Staff again recommends preliminary plat approval per the <br />findings and conditions outlined in Resolution #2269 (deadline <br />dates will be updated). <br />
